As a Property Manager, we understand that each apartment is somebody's home. We work with the client to identify their needs, recruit the right people and monitor their performance. We are therefore mindful to pay attention to detail and act upon all concerns residents have.

Service Charge Appraisal


A Service Charge Appraisal is undertaken to highlight unnecessary costs, and then work with the owners to bring these into line as necessary. An up to date Service Charge is essential for the long term management. 

 

Budget Preparation


This financial support includes working with the client to produce an annual budget with provisions for future works whilst providing the daily funding required to maintain the development.

 

Collection of Monies


Financial stability and the ability to carry out necessary maintenance relies on the efficicent collection of the service charge in accordance with the lease terms. All monies are held in a 'Designated Client Account' reviewed by the RICS on an annual basis.

 

 

CLC Chartered Surveyors can provide a full appraisal of an established or new build development. Our involvement can be tailored to suit the needs of the Client.

COMMERCIAL MANAGEMENT

As Commercial Property Managers, we understand property is often a long term asset. It is imperative this is managed in the most effective and financially rewarding manner.

Agency Lettings

Our commercial agency department will undertake lettings as and when required.

  

Lease Renewals and Rent Reviews

Professional matters will be dealt with in accordance with the Lease terms.

 

Collection of Monies

Rent, Service Charge and Insurance Monies will all be collected and deposited in the relevant accounts.

 

Schedules of Dilapidations 

A Schedule of Dilapidations would be undertaken and served upon the outgoing Tenants in accordance with the Lease terms.

 

DDA Audit

The property should have a DDA Audit. This document is often requested by Leaseholders and a Copy should be available for inspection.

  

Planned Maintenance Report

A Planned Maintenance Report will allow forecasting of repair and maintenance works. This will provide costings for the works which will allow the Board to budget for recommended repairs. These works can be forecast over a certain time period.

  

Asbestos Survey

The Landlords of the property should have an Asbestos Report and Management Plan in place for the property

  

Risk Assessments

It is essential the relevant Risk and Fire Risk Assessments are carried out and monitored on an annual basis

  

Energy Performance Certificates

It is a requirement for vacant commercial property to have a valid EPC. CLC Can undertake this on your behalf.

  

Building Works

CLC can undertake working drawings via Computer Aided Design (CAD).
