Llanmorlais Primary School Sale

Swansea based property consultants CLC Chartered Surveyors has sold Llanmorlias Primary School, School Lane, Llanmorlias on behalf of the City and County of Swansea. 

 

 

 

 

 

 


  

The primary school which closed at the end of the summer term 2010 comprised several buildings, of a mixture of ages and construction types. The largest of which was the original stone built main class rooms, offices, school hall and canteen.

 

 

The school had a site area of 0.3 hectares (0.75 acres) which provide a school yard and small playing field and is surrounded by open country side.

 

 

Whilst there was no restrictive covenants on the site, Interested  parties  were advised to  consider Policy  EC12  provided by  the City and County of Swansea's Planning  Services  Section department. Policy EC12 states;  The conversion of existing buildings in  the countryside  to new uses that contribute  to the  local economy.

 

 

Peter Loosmore of CLC said: "An instruction to sell a primary school is always a unique opportunity but in this case it was far more personal due in the main to the fact that I actually attended Llanmorlias Primary School as did my sister, my mother worked at the school and my father was head of Governors during my time at the school. Never could I have imagined that years later my own firm would be given the opportunity to dispose of the school".

 

 

Loosmore continues "We marketed the property locally, regionally and nationally via a number of different publications and the internet and whilst we received interest from across the country, the majority of the interest came from the local market as you would expect in this unique opportunity".

  

 

"Interest received was at such a level that we were able to bring the sale to a close by Best and Final bids which resulted in us achieving a sale price in excess of the original asking price of ÂŁ325,000"
